Typically 15 to 25 percent of the booking total, and Airbnb's host-only fee runs at around 15.5 percent on its own. On a $2,000 stay that represents $300 to $500 surrendered to a platform that performed none of the convincing, the guest having already known the villa's name. The commission is charged regardless.
Do I have to stop listing on Booking.com and Airbnb to get direct bookings?
No. Direct booking operates alongside the platforms rather than instead of them. OTA listings are retained for reach, and the villa's own site catches the guests who already know its name, so commission is not paid on bookings for which no platform was ever required. Both channels are usually run side by side.
Can guests actually book and pay on my villa's own website, or is it just an enquiry form?
A real booking flow, not a brochure carrying a contact form. Guests check dates against live availability, view the pricing, and pay or hold a reservation on the villa's own domain, in the same manner as on Booking.com but without the 15 to 25 percent deduction. Payments settle to the owner's own account rather than being held and paid out by a platform.
Is a direct booking website worth building if I only own one villa in Bali?
Yes, and single-villa owners are precisely who these sites are built for. Mersa works with owners of one to three villas in Bali rather than portfolios of dozens, so the site is constructed around one property instead of a listings template. At 15 to 25 percent OTA commission, a handful of bookings moved direct covers the cost of the site, and every subsequent booking retains the full rate.
What is Google Vacation Rentals, and can a single Bali villa actually appear there?
It is a free Google feature displaying vacation rental properties directly within search results, carrying live pricing and availability, and requiring no OTA listing. Any villa holding a proper booking site can qualify. Setup is included as part of the website build rather than charged separately, and it is one of the few places a single property appears beside the platforms.
How long does it take to build a direct booking website for a villa?
A direct booking website depends on the number of villas and rooms held and the volume of photography and copy already in existence, so a dated timeline is quoted once the audit establishes exactly what the site requires. That occurs before any build work begins rather than after, so the schedule and the fixed price arrive together. The audit itself requires one week.
Will switching to a direct booking website hurt my Booking.com or Airbnb ranking?
No. OTA ranking and an owner's own website are not connected. Booking.com and Airbnb rank a listing on response rate, review score, pricing, cancellation history and availability on their own platform, none of which a separate direct booking site touches. Most Bali villa owners run both side by side, using the platforms for reach and their own site for guests who already know the villa's name.
Do you manage the villa itself, or just the website and marketing?
Only the website, the brand and the content. Mersa is not a property management company, so bookings, guest communication, housekeeping and staff remain with the owner or the existing manager, and no cut of a booking is ever taken. What is handled is the part that causes a guest to book direct rather than through an OTA, and it operates alongside whoever manages the property.
Do AI assistants like ChatGPT ever recommend booking directly from a villa's own site?
Increasingly yes, where the site carries clear structured data covering rooms, rates, location and availability. Assistants such as ChatGPT, Google AI and Perplexity summarise what they are able to read, and a villa whose own site is unreadable to them is described through its OTA listing instead. That forms part of what the audit checks: whether an assistant can read the site well enough to recommend it over a listing page.
Can I shoot my villa's content myself, or is a photographer worth it in Bali?
Plenty of villa owners shoot usable stills on a phone, and Mersa says so where the light and the property are already performing the work.
