How much commission does Booking.com or Airbnb actually take from a Bali villa booking?
Typically 15 to 25 percent of the booking total, and Airbnb's host-only fee runs around 15.5 percent on its own. On a $2,000 stay, that is $300 to $500 gone to a platform that did not do the convincing, the guest already knew your villa's name.
Do I have to stop listing on Booking.com and Airbnb to get direct bookings?
No. Direct booking works alongside the platforms, not instead of them. Keep your OTA listings for reach, and use your own site to catch the guests who already know your name, so you are not paying commission on bookings you never needed a platform for.
Can guests actually book and pay on my villa's own website, or is it just an enquiry form?
A real booking flow, not a brochure with a contact form. Guests check dates against live availability, see your pricing, and pay or hold a reservation on your own domain, the same way they would on Booking.com but without the 15 to 25 percent cut. Payments settle to your own account rather than being held and paid out to you by a platform.
Is a direct booking website worth building if I only own one villa in Bali?
Yes, and single-villa owners are exactly who we build for. Mersa works with owners of one to three villas in Bali, not portfolios of dozens, so the site is built around one property instead of a listings template. At 15 to 25 percent OTA commission, a handful of bookings moved direct covers the cost of the site, and every booking after that keeps the full rate.
What is Google Vacation Rentals, and can a single Bali villa actually appear there?
It is a free Google feature that shows vacation rental properties directly in search results with live pricing and availability, no OTA listing required. Any villa with a proper booking site can qualify, and it is something we set up as part of the website build.
How long does it take to build a direct booking website for a villa?
A direct booking website depends on how many villas and rooms you have and how much photography and copy already exists, so we quote a dated timeline once the audit shows exactly what your site needs. That happens before any build work begins, not after, so you have the schedule and the fixed price at the same time. The audit itself takes one week.
Will switching to a direct booking website hurt my Booking.com or Airbnb ranking?
No. OTA ranking and your own website are not connected. Booking.com and Airbnb rank your listing on response rate, review score, pricing, cancellation history and availability on their own platform, none of which a separate direct booking site touches. Most Bali villa owners run both side by side, using the platforms for reach and their own site for guests who already know the villa's name.
Do you manage the villa itself, or just the website and marketing?
Just the website, brand and content. Mersa is not a property management company, so bookings, guest communication, housekeeping and staff stay with you or your existing manager, and we never take a cut of a booking. What we handle is the part that gets a guest to book direct rather than through an OTA, and it works alongside whoever manages the property.
Do AI assistants like ChatGPT ever recommend booking directly from a villa's own site?
Increasingly yes, when the site carries clear structured data about rooms, rates, location and availability. Assistants such as ChatGPT, Google AI and Perplexity summarise what they can actually read, and a villa whose own site is unreadable to them gets described through its OTA listing instead. That is part of what the audit checks, whether an assistant can read your site well enough to recommend it over a listing page.
Can I shoot my villa's content myself, or is a photographer worth it in Bali?
Plenty of villa owners shoot usable stills on a phone, and Mersa will say so when the light and the property are already doing the work. What a shoot day buys is a full set in one visit: stills and short-form video of every room, the pool at night and the chef, for $375, or $550 with the edit and caption pack. On-location days are Bali only; we do not fly.
